Rates quoted do NOT include gratuity for staff...we feel that gratuitities are to be earned, not mandated, and as such are solely at the discretion of each guest...
Deposit/Guarantee Policy: Reservations may be confirmed via credit card OR prepayment. Reservations confirmed with credit card will be charged the first night’s room and tax at the time of booking and the balance will be charged 30 - 45 days prior to arrival. If you would like to confirm your reservation by prepayment, a deposit of 50% must be made within 7 days, with the balance due 45 days prior to arrival. For reservations made less than 60 days in advance, payment in full is due within 7 days either via credit card or prepayment. Prepayments may be made via bank deposit, wire transfer OR via credit card using http://www.paypal.com . All rates quoted reflect discounts applied for prepaid reservations only ... All credit card payments made via PayPal are NOT subject to surcharge. Please check your desired dates using the CHECK AVAILABILITY NOW button for any applicable seasonal or last minute specials that may be available.
Payment Schedule for Holiday and Multiple Room (3+) Bookings: 50% deposit due within 7 days of booking 50% balance due 60 days prior to arrival

Cancellation and refund policies:

* Reservations cancelled more than 60 days after the date that reservation is confirmed will be refunded via check drawn on a US bank and subject to a $25.00 or 3% surcharge, whichever is greater.

Terms and Conditions:

Minimum Stay is 3 (three) nights.

Stays of 1 OR 2 nights may be available, however would be subject to an additional $75.00 USD per night.

ALL DEPOSITS AND PAYMENTS FOR HOLIDAYS AND MULTIPLE ROOM (3+) RESERVATIONS ARE NON-REFUNDABLE UNLESS RESOLD.

Christmas only - minimum 7 (seven) night stay: arrival any day in December - departure firm on December 27th

New Year's only - minimum 7 (seven) night stay: arrival on December 27th

Both Christmas & New Year's - minimum stay 14 nights: arrival and departure dates at your choice

Additional Information:

Deluxe airport transfers are included with minimum 5 night stay. Otherwise $125.00 USD fee plus 16% tax fee applies per couple in same vehicle. Additional charges may occur for surfboards or excess luggage.

Children over 16 welcome; however, due to the intimate size of our resort, reservations with younger children are only accepted when the reservation is part of a group or family that reserves the entire villa, 8 rooms (7 rooms for low season).

Even though we greatly believe in the importance of vacation, we also understand the necessity to stay in touch ... as such, all areas of the hotel, including guest rooms, are wi-fi accessible. Additionally, if you don't need to bring your laptop, there is a designated computer with printer for guest use ... It's there so you can check e-mail or print your outbound boarding pass, etc. An outbound VOIP telephone is available for guests to make international calls at no charge. After all, what's vacation without peace of mind ....
